Enjoy staying at Kiwi Sands, a brand-new home with beautiful views of the Gulf and breathtaking sunsets every evening! The beach is just a quick jaunt down the boardwalk from the pool, which is less than 100 steps away from the back porch! Beach carts, umbrellas, coolers, chairs, and towels are provided for your beach days. Enjoy a day at the pool, or hop over to the beach for a closer view of the Gulf! A second community pool is available for your enjoyment during your stay as well, drive over to the Village Center or rent a golf cart and take the path over to enjoy the larger, heated, and resort-style pool. Challenge one another to a game of Ping-Pong in the garage or allow the kids to play outside in the
cul-de-sac or the backyard area. The Windmark Beach community also offers resort-style amenities with a lively Village center a short drive from the home offering restaurants, a fitness center(must pay separately), and The Mill and Mercantile which has live music most weekends.
After a day in the sun, rinse off in the outdoor shower and then find yourself lounging in the spacious living room where plenty of seating and a large TV await your relaxation to lounge. An additional TV
room ensures all family members can be tuned into their favorite shows or sports games. Whip up delicious meals in the well-equipped kitchen with large island and bar seating. A second living area and kitchen area is available with stainless steel appliances and additional seating. This second living area (nanny or grandparent suite) is ideal for a second family, grandparents, or friends to enjoy some privacy. It has a separate bathroom, bedroom and full kitchen...you can even enter and exit the lock-off with an exterior door and pathway!
You'll discover an oasis in the primary bedroom with a king bed, and its dazzling en-suite bathroom. Here, you can relax in the large soaking tub. A second primary bedroom is available with a queen bed, a third bedroom with a queen bed, and a fourth bedroom with bunk beds. Additional interior perks include a private W/D, two fridges/freezers, luxury linens, wifi and AC.
* The pool next to the house isn't heated, the pool over at the Village Center is! The pool near the house has a boardwalk from it to the beach.
-Bedroom 1: King Bed, en-suite bathroom with tub and shower.

-Bedroom 3: Queen Bed
-Bedroom 4: Bunk Beds, twin beds. Sleeps 4.
-Kitchen: fully stocked with all kitchen utensils and appliances, a toaster, blender, coffee maker with coffee, creamer, and sugar, foil, first aid kit (in the pantry) pots, pans, cookie sheets, fire extinguisher (under sink) and a starter kit including trash bag, dish soap, paper towel and dish towels.
-Laundry area: New washer and dryer with a starter pack of laundry detergent pods and dryer sheets.
THINGS TO KNOW
*Pool Table and Bikes are on the way, not at the house as of now (April 9th).
*The pool by the house is complete and there is a community pool available at the Windmark Village too. This is about 2 miles from Gulf Splash, you can rent a golf cart and take it there on the path by the beach!
*The village pool is heated in the winter, but we do not control when it's heated or not. The HOA is in control of heating the pool and the pool maintenance.
*Flat path to the front door.
*This rental is located on floor 1.
*Parking notes: No passes or codes are required. There are also no RVs, boats, or trailer parking permitted.
*You must be 25 years old to rent this property.
*An outdoor shower for rinsing sand off is located on the side of the garage.
*Garbage bin outside - if you are staying on a Monday night, please put the bin near the road as trash pickup day is Tuesday early morning.
*Parking is available in the driveway only and for 2 vehicles. Please note that boats, trailers, and RV's are NOT permitted. Street parking is not allowed.
Seasonal Tips:
*Follow the FBgroup "Area Info | Windmark Beach, Mexico Beach, Port St Joe" for updated restaurant times, etc.
*Check Restuarant times as they adjust to busier or slower times
*Be aware of the UV levels, some days it's dangerous to be in the sun for too long
*Rip Tide Warnings - the riptide can be worse on some days, so it's important to keep watch on this.
