Enjoy staying at this brand-new home with beautiful views of the Gulf and breathtaking sunsets every evening! The beach is just a quick jaunt down the boardwalk from the pool, which is less than 100 steps away from the back porch! Enjoy a day at the pool, or hop over to the beach for some soaking in the sand! A second community pool is available for your enjoyment during your stay as well, drive over to the Village Center and take the path over to enjoy the larger, heated, and resort-style pool. Challenge one another to a game of Ping-Pong in the garage or allow the kids to play outside in the
cul-de-sac or the backyard area. The Windmark Beach community also offers resort-style amenities with a lively Village center a short drive from the home offering restaurants, a fitness center(must pay separately), and The Mill and Mercantile which has live music most weekends.
After a day in the sun, rinse off in the outdoor shower and then find yourself lounging in the spacious living room where plenty of seating and a large TV await your relaxation to lounge. An additional TV
room ensures all family members can be tuned into their favorite shows or sports games. Whip up delicious meals in the well-equipped kitchen with large island and bar seating. Fire up the outdoor gas grill to assist in preparing your meals. Have your morning cup of coffee on the patio, with ample seating, or eat your evening meal while watching the sunset. A second kitchen area is available with stainless steel appliances and additional seating.
You'll discover an oasis in the primary bedroom with a king bed, and its dazzling en-suite bathroom. Here, you can relax in the large soaking tub. A second primary bedroom is available with a king bed, a third bedroom with a queen bed, and a fourth bedroom with bunk beds. Additional interior perks
include a private W/D, two fridges/freezers, luxury linens, wifi and AC.
*Golf cart only included for 6 days. If you book Saturday to Saturday you will have a golf cart when you arrive until checkout. Half days are not included as "a day" only full days. St Joe Patio will reach out to you for rental agreement for the cart, but the owner pays for the 6 days of the cart, if you use the cart more than 6 days you will be billed from St Joe Patio. * The pool next to the house isn't heated, the pool over at the Village Center is! The pool near the house has a boardwalk from it to the beach.

-Kitchen: fully stocked with all kitchen utensils and appliances, a toaster, blender, crockpot, coffee maker, first aid kit (in the pantry) pots, pans, cookie sheets, fire extinguisher (under sink) and a starter kit including trash bag, dish soap, paper towel and dish towels.
-Laundry area: New washer and dryer with a starter pack of laundry detergent pods and dryer sheets.
THINGS TO KNOW
*The pool by the house is complete and there is a community pool available at the Windmark Village too. This is about 2 miles from Gulf Splash, you can rent a golf cart and take it there on the path by the beach!
*The village pool is heated in the winter, but we do not control when it's heated or not. The HOA is in control of heating the pool and the pool maintenance.
*Flat path to the front door.
*This rental is located on floor 1.
*Parking notes: No passes or codes are required. There are also no RVs, boats, or trailer parking permitted.
*You must be 25 years old to rent this property.
*An outdoor shower for rinsing sand off is located on the side of the garage.
*Garbage bin outside - if you are staying on a Monday night, please put the bin near the road as trash pickup day is Tuesday early morning.
*Parking is available in the driveway only and for 2 vehicles. Please note that boats, trailers, and RV's are NOT permitted. Street parking is not allowed.
Seasonal Tips:
*Follow the FBgroup "Area Info | Windmark Beach, Mexico Beach, Port St Joe" for updated restaurant times, etc.
*Check Restuarant times as they adjust to busier or slower times
*Be aware of the UV levels, some days it's dangerous to be in the sun for too long
*Rip Tide Warnings - the riptide can be worse on some days, so it's important to keep watch on this.
